The site has a number of challenges including Deep easy soils requiring 35m deep piles Contaminated ground requiring a foundation design with minimal soil disturbance In a flood risk zone requiring specific consideration Adjacent to existing building causing fire and waterproofing complexities. This is a multistage development comprising a Medical center, Motel and Childcare center, providing essential facilities for Tauranga hospital. This is a 500m distribution warehouse with a 3500m two store office showroom workshop. The workshop consists of 20m spanning steel portal frames with precast concrete walls housing up to two 10 ton gantry cranes and two precision CBC Machines.
The warehouse consists of 50m spanning propped portal frames with precast tangible walls, housing 10m high racking
